Rear Extension and Kitchen Project

Probably the most popular extension project we get asked for at the moment is to extend the rear of the property, knock through the back wall and any connecting rooms and to fit a new kitchen. This creates a lovely open plan living and entertaining space for the whole family.

In this example we were asked to construct an extension 5.5M across the back of the house and projecting 3M from the rear elevation. Opening the rear wall up involved relocating the soil stack and doing some drain adjustments. The connecting kitchen and dining room wall was also structural and required another steel that joined the main beam across the back wall.


Basework Unfortunately the ground conditions were poor and the building regulation inspector required the whole job be piled with lintels over the main sewer underneath the extension. In this case the footings only need to be dug out to 500MM-600MM and then the micro piles are installed to form a stilt like structure that the footings will rest on. Steel cage work sits on the piles before concrete is poured. The 100MM concrete base then had to comprise a suspended slab which required a steel mesh within the concreter re barred into the main house foundations. A minimum of 100MM insulation, is required under current regs. DPC is needed and if any wall vents are to be covered up then appropriate ventilation pipework and air bricks have to be incorporated into the new base.


Build up to Eaves Level A straightforward build up to roof level before installing a pre-approved lightweight Icotherm roof system in this build. The Icoview system allows for the installation of attractive full length glazed panels which transform the light and entire feeling in the new extension. Once the lead work was in and the structure made watertight we could proceed to install the steels and prepare to bring down the walls to open up the new space.


Internal finishing work 1st fix electrical work was done to include the preparatory work for the kitchen installation. Floor levels were made perfect throughout with the opened up with a floating floor and preparation ready for us to lay this stunning herringbone wood effect vinyl flooring. Board and plaster internal finishing including fire boarding the steel beams and boxing in the soil stack branch pipe.


Kitchen Installation The client picked a stunning Howdens kitchen which we installed for them. It includes quartz worktops and every conceivable accessory.


All in all a lovely project with a great high specification finish!
