First Floor Extensions

Any single storey development that has a tiled roof, solid roof or flat roof system is always an extension and subject to full building regulations inspection and certification. Additionally, a glass roofed 'conservatory' or 'orangery' will also become an extension for the purposes of building regulations if you remove the thermal break between the conservatory build and the original house.

Getting building regulation certification retrospectively after the build is complete can be a problem if the build is not compliant with regulations. Relying on regularisation or an insurance indemnity policy when you come to sell is also a high-risk strategy. If the local council inspector takes the view that it is not fit for regularisation or should not have evaded regulation from the outset you would be barred from taking out an indemnity insurance later at the point of sale. If your potential house buyer, their mortgage surveyor, or conveyancing solicitor raises the lack of building regulations certification as an issue you hand the power to renegotiate the house price back to them as they can refuse to accept an indemnity insurance. They could of course simply pull out.

LivinRoof Extensions
The Ultraframe LivinRoof is a solid roof system build around a more traditional aluminium and steel conservatory roof frame. Instead of glass panels the LivinRoof has high performance insulated panels with an aluminium powder coated external sheet covering. Plaster boarded internally this is a highly thermally efficient solid roof system that is modern in style and an economical alternative to some of the other solid roof systems.
UltraRoof 380 Extensions
The Ultraroof 380 is the market leading solid roof system. the only product on the market with full BBA accreditation and sufficiently light that it can be used as a replacement roof swop on existing frames without any concern. Stunningly engineered to provide outstanding thermal performance, a variety of external tile options and flexible glazed hybrid options.
Ultra Flat Roof
Ultraframe produce a flat roof system for a traditional orangery or contemporary flat roofed extension. Choose from a more traditional Ultrasky lantern or combination of lanterns on a larger roof. Alternatively you could consider the flat glazed Ultrasky pod system for a more contemporary finish.
Hup Building System
Ultraframe are a pioneer of alternative building systems and the Hup building system is a stunning example of this. These modular panels are stronger ad more thermally efficient than traditional brickwork. This leads to a gain in internal floorspace as they are thinner than a traditional cavity wall under the new 2022 building regulations. Faster to get to watertight shell and far less construction and waste on site.
